More to love

Last night at home, I watched this TV show on FOX called “More to Love.” Basically, the premise of the show is much like that of ABC’s “The Bachelor,” except for the fact that the lucky bachelor in question here is of the larger persuasion. The same goes to all of the fortunate women who get to pine after him.

I pretty much thought this show was a bunch of garbage! All of these women embodied the stereotypical perception of overweight women: that they are weak, unloved, and unseen. Some of them have been spurned by society and were teased, turned into tomboys, or are just plain weird. I found it absolutely ridiculous that out of a pool of all applicants, every eligible bachelorette was emotionally weak, just waiting for Mr. Right on his big white horse to come and save them. And of course he’s Mr. Sensitive too (just the PERFECT catch). What an absolute insult to women everywhere, overweight or not!

Know Your Tax Benefits of Owning Rental Property

Most investors shy away from the rental property business because they believe that it is too complicated and too much work.  But they are either sadly misinformed or they did not make the necessary research on the business as it is neither plus they do not have any idea on the advantages owning a real property when it comes to the tax benefits it involves. 

As in any business, you can hire a property manager to take care of the minute details that owning a rental property has pertaining to repairs and attending to the needs of the tenants.  You don’t have to worry but receive the income from it and let your property manager handle the rest.  In case of the paperwork especially with the financial reports and taxes, you can always get a CPA to do it for you.  Here is some information that will give you an idea about the tax benefits of getting into the rental property business.

All expenses incurred pertaining to property maintenance are part of taxable deductions like insurance, cleaning, repairs, advertising, and even what you pay your property manager.  Interest on your mortgage payments is also tax deductible.

There is also what they call Phantom Cash which by its name means the money doesn’t really exist.  It is in fact a government incentive given to benefit investors on real estate.  It states that you can deduct a certain amount from your taxable income every year.  You get the amount deductible by dividing the value of the rental property by 27.5 years.  For example, the property is valued at 50,000 and you rent it out for $600.00 a month that would make a taxable income of $7,200.00.  The amount deductible from it is $ 1,818.00 ($50,000/27.5) making your taxable income at $5,382.00.

Another benefit is tax deferred on any gain you get from selling your property if you have any intention of getting into another real estate investment.  Once your property has appreciated in value and you sold it, you need to pay tax on the capital gained from the transaction.  But the government offers a form called 1031 wherein you can defer paying the tax from the sale by giving you an option to invest in a more valuable real estate.  A third party safeguards the money for a period of time until you get another property.

There is also the added benefit of the home equity loan which is tax free.  This also deals with the value of the property appreciating.  You can get a home equity loan tax free from this.  It is the difference between the appreciated value of your home and the balance of your mortgage.  For example, your rental property is originally valued at $50,000.00 and in five years it has appreciated in value to $60,000.00 and also by that time your outstanding mortgage stands at $45,000.00.  You can get a home equity loan of $15,000.00 (60,000 less 45,000) tax free which you can use for investing in other real estate deals or other businesses.

Rental property is one business that has a lot of advantages.  In fact most says that it is one of the best investment vehicles available due to the tax benefits offered.

Install Your Own Tiles, Important DIY Flooring Techniques

There are two basic reasons why most people would embark on do-it-yourself projects in their homes.  One is the amount of money that will be saved from such a project which basically most homeowners feel as the best “come on” and the second is that they just love to do the puttering themselves.

When installing tiles, learn about the material you want to use as well as the condition of your floor.  You may need different kinds of supplies and tools for the material you choose so it is best to always check with the hardware store or home improvement store for tips on installation.

Checking your floor condition will greatly help you speed up your actual tile installation as well as ensuring that it would last.  You have to make sure that your floor is ready for the tiles by checking cracks and holes or if it is susceptible to moisture.  One important thing is that the floor should be even as it would result to damaging the tiles.   It is advisable to use a water-proof membrane if your floor is vulnerable to moisture.  Make sure that your floor is clean of grime or grease before the actual installation. 

The next thing to do is to measure the floor.  Measuring the floor will help in determining the number of tiles needed and the placement of your tiles. 
In laying out your tiles, you need to go from the center of the room to the walls.  Getting the center is a little bit tricky but it is the best way to do it.  Measure the center of each facing wall and then draw a chalk line from one wall to another and the center is the point of intersection.  To check this out, use the 3-4-5 rule by measuring 3′ from the center on one side and measuring another 4′ also from the center at 90° then from the 3′ mark to the 4′ mark, it should measure 5′.

Start dry laying out your tiles in a row from the center on each side to ensure that the tiles nearest the walls will have more or less the same tile size to avoid wastage and also for good appearance.  A good layout ensures a good result so take your time.  If you are unsure about cutting your own tiles, best to bring it to a professional cutter to avoid wastage.  Don’t forget to use the rubber spacers to make sure that your grout lines between tiles are even.  If everything is to your satisfaction, you can start the actual installation of the tiles using the tile adhesive.  Do one quadrant of the floor at a time.

Once the tiles have been set, you can start applying the grouts between tiles with a rubber float.  You must wipe away excess grout leaving the surface of the tile clean with a damp sponge and once all has been set and cured, use a silicone grout sealer to prevent discoloration.

Installing tile floors may seem such a daunting task to do, but if you are bent on doing it yourself, it gives a far more satisfying result.  It may not be as fun as you expected because it is labor intensive but it will definitely cost you less.  But as they say, every tile set is a labor of love.

How I got hooked on Alabama Women’s Basketball

About 15 years ago I started going to women’s basketball games at the University of Alabama. No one ever went so parking was easy and it was just a very relaxing evening of free entertainment. I would bring a book to watch at half time. I was just going for something to do. One game against Duke University got me hooked and I now consider myself a fan. That game went into triple overtime. It was such fun. Now I am not an expert on basketball, just your average fan so I can’t tell you all the details like a sports announcer would. I don’t even remember the players. But I was up screaming and yelling. I thought the game would never end and when it did we won. It was a great feeling and I have been a fan ever since.

Goooooaaaaallll!

My favorite sporting event would have to be soccer.  One of the main reasons is that it’s the one sport that is played in 98% of the countries in the world professionally.  Anywhere you travel to, you could strike up a conversation with someone about soccer.  There are so many good players!  My favorite team would have to be Los Angeles Galaxy!  I’ve only been to two games but they were both mind blowing!  There is no thrill like sitting in a soccer stadium with other die hard fans rooting for your team!

I also love getting out and playing Soccer. As often as I can, I head up to North Boulder & play pickup soccer games with other folks who go there to play.

Easiest Way in Hanging A Door

Step 1:  Measure the height and width of the door frame with a tape measure and square to determine the size of the door that you are going to purchase.  

If you cannot find a door with the exact measurements, choose a door which is close to the size that you need, but slightly bigger (just a couple of millimeter on all sides) to make room for minor adjustments.

Keep in mind that in order for the door to close smoothly, there should be a 2 to 3-mm clearance at the top and sides and a 6-mm clearance at the bottom.  Make the necessary adjustments to the door that you bought to ensure that your door has the exact dimensions and angles that you need.

Step 2:  Place the door on the door frame and put approximately 6 mm wedges underneath.  With the use of a level, make sure that the door is positioned exactly vertical to get the fit right, taking into consideration the clearance requirements from all sides.

Step 3:  Check if your door should be opened from the right or from the left side so you will know where the hinges will be placed.

Take a hinge and hold it in position 6 to 7 inches from the top and 9 to 10 inches from the bottom of the door.  Mark with a pencil the position of the top and bottom hinges on the door and frame.  A third hinge may be added at the center when you are using a heavy hardwood door.

Step 4:  Remove the door and position it on the floor with the hinge side facing upwards.  Hold the hinge in place so that the knuckle part protrudes past the face of the door and make your markings around it with a pencil.  Do the same on the door frame with the knuckle protruding just past the edge of the frame.  Do not forget to mark the necessary depth.

Step 5:  Make a recess, with the use of a hammer and a chisel, on where the hinges are supposed to go on both the door and the doorframe.

Step 6:  Position the hinges to check if you got the correct width and depth.  If you got it right, drill pilot holes into the door and doorframe for the screws.  Fasten the screws to the mortises on the door.

  Step 7:  Place the door to the frame and put wedges or wood shims underneath for the correct height.  Fit one screw to each hinge flap on the door frame. 

Step 8:  Remove the wedges from underneath the door and test if the door opens and closes smoothly, making sure that the door fits perfectly to the frame.

Step 9:  When you are satisfied with the operation of the door, insert all of the screws.  Just make sure that you tighten the screws until the heads lay flat so that the door can be shut properly.

Step 10:  Attach the doorknob if the door does not have one in place.  Just follow the manufacturer’s instructions to properly put the doorknob.

Which Lifestyle is Right For You? Downtown or Suburban living?

City dwellers cannot imagine living anywhere else but the city while those in the suburbs will attest to the fact that country living is still the best option.  That can be true for some but not for everyone.  There will be those who have been living in the suburbs who cannot wait to get out with dreams of living in the city and there will be those from the city who are tired of the bright lights as they say and prefers the peacefulness of the suburbs.  Given the chance, which would you prefer?

Suburban living means smaller population and less traffic.  While some areas offer a more close knit community, others give you the freedom of privacy as neighbors can be a little further away.  But just the same, people know people as you meet the same faces over at the grocer or the hardware store, the park or other community areas.  Neighbors meet at community events and the people seem to have a common bond.  More or less, each knows each other’s business as there is some sort of affinity even if they don’t see each other often.
 
The suburb provides for a more relax environment.  One could enjoy the serenity of the area and at the same time with its wide open spaces and nature so abundant, it makes outdoor activities the favorite pastime of the family.  Suburban living also offers a safer environment for the family especially for the children.  The suburb is usually the choice for those raising a family and preferred by retirees but not a good choice if you work in the city because of the cost of travel and time.

Those who have been living in the downtown area are mostly those who thrive on the noise, the lights and the somewhat chaotic environment of the city.  As the population is heavier so is the traffic but because most residences are just a block or two away from the work place, people opt on walking to work or taking the public transport.   They all seem to be so busy going about their own business to mind what the others are about.  They can practically bump into each other at public places and not realized that they live in the same building. 

People who live in the city also prefer going to museums, restaurants, theaters or the mall as there are a lot of options available for recreation.  And because of the danger that is somewhat perceived in populated cities, parents prefer that their children stay cooped in their apartment just watching their favorite TV programs or playing video games.

Discussion on the differences between suburban living and downtown living can still go a long way as there are yet other points of argument such as convenience, cost of living, amenities to name a few.  But depending on whose point of view you are asking, suburban and downtown living are at times so different and yet still the same in more ways than one.

So, which is the right choice?  There could be a thousand reasons to opt for either downtown living or suburban living but in the end it is up to you – your preference, your lifestyle, your needs and what you can afford.

My tough day in recent times

As usual I got up very late in the morning at 9.00am. I have to be in my office at 10.00. My office is about 4 km from my home. I need to travel for 20 minutes. I brushed my teeth and took bath. Didn’t have anything for my breakfast and went to office at 10.05am.

As I expected my boss called my and warned me for coming late to office. I told sorry and wished few of my friends. After few minutes I realized that I forget to bring my lunch which was kept in table by my mother. Total disappointment. My work is also not that good today. I went back to home at 7.30pm without finishing that that was assigned to me. Even traffic didn’t leave me. I traveled for about 40 minutes due to heavy traffic.

My day is good today. Its holiday and I got up late then took a bed tea with my sweet heart. Then did my regular exercise and took a bath & got ready for long drive with family. Went to my farm house and took lunch with natural environment. Then played Cricket & Football with my child and returned back to home. Did chat with fiends on Internet, watched favorite programs on TV, and took candle light dinner with wife and now going to bed. So all over my day is good.

My Day at Arbys

Today I woke up late, around 12:00 PM because I worked late last night. I looked over my finances over breakfast, and realized I needed to find a way to make more money. After spending 2-3 hours searching for ways to make money online, I got ready for work and went into Arbys for a long day managing the shift there. It was ridiculously busy, and the crew I had to work with had no idea what they were doing. Eventually, around 1:30 we had the store closed and I finally got to come home to my sweet, warm bed.
